Is there a minimum square footage requirement?

Yes, The main residence must be at least 3,000 square feet.

What are the sizes of the lots?

Homesites range from just under 1.5 acres to almost 3 acres.

Is there a required time frame from the time a lot is purchased to when one must begin or complete construction?

Owners may wait as long as they wish to start building.

What is the Design Review Process?

To maintain architectural integrity, a design review process consisting of schematic and preliminary design review meetings are required. The Design Review fee is $2,800. Complete details are available in the Las Ventanas Ranch Design Guidelines.

Is there a Home Owners Association?

There is no HOA. There is a maintenance fee estimated at $1,900 per year to maintain the roads and entry area. There is a mutual benefit water company. Owners gain shares in the water company at the time they purchase their homesite. What utilities are in place?

Electric power, phone and water are at the curb of each homesite. Buyers will be responsible for the septic system and propane. There is no cable service at this time.

Is there high speed internet access available?

Wireless high speed internet access is available through several independent companies. High speed internet service is not available through the phone service provider (AT&T) at this time.

Are horses allowed in the development?

Horses and other domestic animals, with the exception of dogs and cats, are not allowed on the homesites or open space of Las Ventanas.

Will the homes have sewer or septic?

Septic.

What is the water source for the homes?

The water source is the Las Ventanas Mutual Water Company. Two wells pump water to two large tanks with total capacity of over 300,000 gallons located so that all homes will be served by gravity from the tanks. Will there be a guard a the front gate?

No. There is an electronic gate with keypad. Visitors can call to each home and the gate can be opened by the homeowner.
