Is there a Home Owners Association?
There is no HOA, there is an annual maintenance fee estimated at $260 to maintain the roads and entry area. There is a mutual water company. Owners gain shares in the water company at the time they purchase their homesite. What utilities are in place?
Electic power, phone and water are at the curb of each homesite. Buyers will be responsible for the septic system and propane. There is no cable service at this time.

There is no high speed internet access available through AT&T (the phone service provider) at this time. Wireless service will be available through various companies.

Are horses allowed in the development?
Horses and other domestic animals, with the exception of dogs and cats, are not allowed on the homesites or open space of Las Ventanas.

What is the water source for the homes?
It will be the Las Ventanas mutual water company. Two wells pump water to two large tanks with total capacity of over 300,000 gallons located so that all homes will be served by gravity from the tanks. Will there be a guard a the front gate?
No. There will be a electronic gate with keypad. Visitors can call to each home and the gate can be opened by the homeowner.
